But, it’s not just about “running some numbers” and comparing recent sold prices. Yes, we are going to do a thorough study of recent sales of “comparable” homes in your neighborhood. And, we are going to place your desired selling price into it’s position based on those numbers. But, that tentative position may have to change based on an extensive look at the current competition. Knowing what comparable homes have sold for in the last few months is just part of the picture, but listings come on the Multiple Listing Service every day, so our competitive landscape is quite important in the process of setting the listing price for your McKinney home.  Put yourself into the shoes of a buyer. They aren’t using the recent sold comparable home prices to determine what they’re willing to pay for your home. They may be aware of them, and use them to some extent in their decision process, but the other homes available to them at the current time are those from which they must choose. So, selling your home in a reasonable period of time will depend on how it stacks up against the competitive homes that your prospective buyer is checking out.  A careful analysis of the nearby homes currently for sale, including not only their price, features and condition, will include a look at how long each has been on the market. If longer than average, then it’s likely over-priced. Think like a buyer, and be honest about your home. If you do, and set your price at a number just below the comparable competition, you’ll get it sold.
