Six New Keys to Getting Your Home Sold

We are not talking about ridding your home of clutter or getting magnets off the fridge.  But we are talking about technology and your selection of a sales agent.  Every Realtor will post your listing on the MLS and realtor.com and then put a sign in your yard, cross his fingers and wait.  Here are six new keys to listing your home for sale that you should discuss with agents before finally selecting one.

Because over 90% of home buyers begin their search on the internet, it is vital that you interview several agents with different brokers to determine who is the most internet savvy.  Ask open ended questions like “How do you utilize the internet to maximize the exposure of my listing to the public?”

Secondly, ask him for the specific sites where he will list your home for sale.  If the agent says he will list it on the MLS, realtor.com and on his own site, you probably may not want to hire him.  Remember, to get your  homes sold you need to have your listing exposure maximized!

The hottest site for listing and finding homes for sale is craigslist.com;  however, you will want an agent who knows the ins and outs of listing on craigslist.  For example, all listings expire in 30 days on craigslist.  Your agent should know this and have a system for relisting it.  Most agents will list it and forget it while it dies and goes away in 30 days.

The fourth key is syndications for listing homes. You want your home to be shown to the whole world, don’t you?  While there are several syndications, one of the hottest ones is epropertysites.com.  Listing your home on this site will get you on over 12 sites where people look to buy  homes.  Yes, one of them is craigslist.  Others include Trulia, Googlebase and Zillow.  Epropertysites is one of few sites that has no restriction on the number of photos you  can post; and it automatically generates a virtual tour!

Analytics are important and essential to the listing process.  Your agent must be accountable to you for activity on each of the listed websites.  What sites are getting the clicks, the views, bounce rates etc.  Static sites should be eliminated or discontinued.

The sixth but not the least question for you to ask your agent is “Do you have a  real estate blog?”  Blogging has become an important tool for Realtors to buy and sell  residential real estate.  Must your agent have a blog?  No.  However, if he does, it sets him or her apart from almost all of the other agents.  The huge advantage of the blog tool is that it is an interactive website as opposed to 99% of websites which are static.

In conclusion, the more lookers the higher the odds of selling your home.  Use this article to select the tech savvy realtor that can get you maximum exposure to buyers.
