If you are thinking of buying a home, now may be the best time to do it.  Whether you are a first time home buyer, thinking of buying a new primary residence or know someone who is I want to share some important upcoming dates.

Uncle Sam’s help for First Time and Repeat Buyer’s end soon.  Buyer’s must have a home under contract by April 30^th and close by June 30^th.  Just to remind you that First time home buyers can qualify for an $8,000 tax credit and repeat buyers can receive a $6,500 tax credit.

The Federal Reserve has been holding mortgage rates down by buying mortgage backed securities since other investors would not buy without demanding a much higher rate.  This program is schedule to end March 31, 2010, so time is short.

I spoke with Todd Baker, Certified Mortgage Planner who reiterated that “Economists are nearly unanimous in their opinion that rates will rise significantly in the near future.”

Fannie Mae Announces 3.5 Percent Seller Assistance on HomePath® Properties

Fannie Mae announced today that people purchasing a Fannie Mae-owned HomePath® property will receive up to 3.5 percent of the final sales price to be used toward closing cost assistance or their choice of appliances. The offer is available to any owner-occupant who closes on the purchase of a property listed on HomePath.com before May 1, 2010.   Homebuyers have the option to choose between financial assistance toward closing costs or new appliances for their home.

Properties eligible for this incentive are listed on HomePath.com and most listings include detailed property descriptions, photographs, community and school information and more.
