Gentle Creek Home Sales for 2009

Gentle Creek Estates ended 2009 with a total of 23 homes sold at an average price of  $460,000.  The average square footage of these homes was 4358.  For the year, the average days on market for these homes was 209 days!  The average per square foot price was $99.  Sellers were able to obtain 94% of their asking prices.

Gentle Creek listings at year end were 24 homes at an average price of $732,224.  So, other than some new build jobs not reflected in this data, there is only one home listed under $329,000; seven homes are for sale between the $329,000 and $495,000; six homes between $550,000 and $700,000; 5 homes between $700,000 and $800,000 and 6 homes ranging from $950,000 to $1,777,500

How did Gentle Creek Estates do compared to the entire Town of Prosper?  There were 111 sold homes for 2009.  The average price per home was the lowest it has been  at $227,871 largely due to many home sales  in Glenbrooke Estates where prices averaged about $165,000.  The average number of days on market was 131.  The average per square foot price was $81.54 substantially lower than Gentle Creek.  Average days on market were 131.  The overall 2009 average per square foot prices of sold Prosper homes was $81.54.

While the inventory is slowly coming down in Gentle Creek as well as Prosper, it is still a buyers market.  It may become even more so after the $8000 first time  home buyers tax credit expires this spring and mortgage rates begin to escalate when the federal government ceases buying mortgage backed securities.

Did you know that Gentle Creek Estates is named after the Gentle family going back over a 100 years?  Their land is where  the subdivision is located.
